BREEAM DOMESTIC REFurbishment

In 2012 the BREEAM Domestic Refurbishment scheme was launched as a replacement for Ecohomes to assess the sustainability and environmental performance of existing dwellings undergoing refurbishment.

It is a performance based assessment method and certification scheme which covers energy efficiency, water usage, waste, materials, pollution among other issues.  The primary aim of the assessment is to improve the environmental performance of existing dwellings in a robust and cost effective manner.

The percentage of credits gained from each issue are multiplied by the section weighting to produce a points score, and giving a rating used to certify the overall sustainability performance of a refurbished dwelling.









PLANNING

The scheme offers the most accessible and credible way for local councils to meet their environmental obligations under National Planning Policy Framework, and it is becoming increasingly common for planning consents to be conditioned to meet a BREEAM Domestic Refurbishment rating. 


PRE-ASSESSMENT APPRAISAL

A pre-assessmemt appraisal report will give an estimate of how a specified project will perform under the scheme.  A report can greatly assist a planning application and has become a requirement for some councils.

ASSESSMENTS

Formal assessments are usually undertaken at the Design Stage to give an interim rating, before being verified post construction to receive BREEAM certification.

The consultancy was one of the first licensed organisations to be able offer Domestic Refurbishment assessments, and has extensive experience in the Code for Sustainable Homes, the parallel scheme for new build houses.

BRE is due to launch a self certification option for smaller schemes, which will allow the assessor to rate projects without further BRE approval.  This may well offer a more accessible option to smaller developers and homeowners.
